Staff would like to thank all of the community members in attendance at last nights meeting and others that provided email comments. There were approximately 25-30 people that attended the Workshop. The purpose of the Workshop was to solicit input from the community as to what changes they would like to see in the Development Code and what they like about the Development Code. Comments ranged from expedited development review to allowing for increased densities. This Workshop is one of many opportunities to provide comments into the update. Other opportunities include:

The comments from the Workshop attendees along with other comments from staff, emails and conversations with the community will be incorporated into a public review draft planned to be available in January 2009. Once this public review draft is available, a subsequent Workshop or roundtable discussion will occur for public input.
The last major update to the Development Code was in 2003. The City Council and Planning Commission initiated a Development Code Update in August 2008. The purpose of the update is to reformat and make substantial changes to the Development Code including an analysis of the development standards such as parking, setbacks, and formatting into a more user friendly development processing.
A two phase process was approved. Phase I is to reorganize and reformat the Development Code to make it more user friendly and address minor to major Code amendments. The goal of Phase II is to address substantial changes to the Development Code based on staff and community stakeholder input. Subsequently, a scope of work and schedule was developed with a recommendation to implement once a new Director was hired at the City.
Internal review and analysis has been on-going including a major and minor variance analysis. The variance analysis provides an understanding of the type of development standards that were requested to be “varied” from to accommodate the development.
